THE BEST REAL ESTATE PHOTOGRAPHER NORTHERN VIRGINIA BRINGS YOU THIS REPORT…
Professional photos help sell properties faster and for a higher price
Did you know that a great photograph can impact how fast a real estate agent can sell a home and how much does the home sell for? Believe it or not, it’s true. Potential buyer nowadays expect to see photos of the home even before they decide to visit in person.
A great photo can help make the buyers mind online even before he/she decides to visit the property in person.
We did a little research on the impact of high quality professional photography in a real estate sale and here’s what we found;
Quality of the photographs can impact Sales Price
Redfin has two articles and website about the quality of real estate photography and how it matters. One article describes the positive impact good photography can have on the price of the property while the other article explores why photography even matters. Redfin has also done two case studies on how professional photography can impact the sale of the home, the most recent being from 2015.
RuxtaRealty even has an infographic explaining in detail how much more money a professionally photographed home can potentially sell for based on price:
$200,000 home: $934
$300,000 home: $3,145
$400,000 home: $5,743
$500,000 home: $6,811
$600,000 home: $7,129
$700,000 home: $9,370
$800,000 home: $18,819
It’s also worth noting that according to the report, there is no significant advantage for professional photography on a home that values less than $200,000. But even a $200,000 home can more than likely recover the cost of professional photos and then some!
Professional Photography Sells Homes More Quickly
According to the research done by Redfin over real estate transactions for 2015, it was concluded that professionally photographed homes not only sell for more money, but may also sell more quickly. According to their site, “Because online searching and browsing is such a critical part of the home-buying process, it follows that a better-photographed home will sell faster because more people are enticed to visit the home and people know what they are getting before they even set foot in the home. Across all price ranges, homes with professional photos sold faster. In the million dollar range, professionally photographed homes sold four days faster, and those in the $400,000 range sold three weeks faster than their counterparts with amateur photos.”
Apart from selling quickly, professional photography is simply expected for homes that sell over a million dollars. A Potential buyer looking for luxury home wouldn’t even waste his time without seen pictures first.
Listings with Photos Get More Time and Attention
According to an article on the marketleader.com, a real estate agent has nearly 2 seconds to interest a client online on listing without any photos compared to a full of 20 seconds if the listing has professional photos! That is a whopping 18 second difference!
Photos are the very first thing a prospective buyer is going to look at. A majority of them don’t even bother to read the description of the property.
Another website indicates 98% of homebuyers find photographs to be one of the most useful features on realtor’s website. Videos are catching up and may soon be more or equally valuable!
It stands to reason that the better the photographs, the better chances your listing has of attracting a potential buyer.
Why does a professional photographers matter?
That’s where the difference between a good real estate photo and a great image comes into play. It’s easy to buy a great camera but it takes time and experience to develop instincts for a great composition. Also, a pro photographer will always give you the “money shot”. And two things you get with a real professional; crisp & sharp photos and optimal resolution whether its for online or print!
Why these two things matter?
According to Redfin, “The sharpest 10 percent of photos sold at or above list price 44 percent of the time, while listings with average sharpness sold at or above list just 13 percent of the time.”
Unfortunately, a lot of people think they take good photographs because they have a DSLR. In reality, their images lack good compositions, sharpness and resolution.
Also they may not be able to highlight the selling features of the property.
Using a professional photographer should be a no-brainer.
More and more buyers are searching real estate on the Internet everyday. That makes high quality images really important. In addition, if you consider the impact on price & the time it takes to sell a listing, the ROI on a professional photographer is pretty good.
A good photograph can make a buyer want to skip others and come see your property while bad photos can actually turn them away!
